Everything in your plan tier: marketing and leasing, screening, rent collection, maintenance coordination, inspections, accounting, and compliance. Leasing fees, and any repair costs above your approval threshold, are billed separately and always disclosed in advance.
No. The management fee is a percentage of collected rent. If nothing is collected, no management fee is charged — which keeps our incentives aligned with filling your unit quickly.
Our median time to lease is 19 days from listing to signed lease, though this varies with price, condition, and season. We give you a realistic projection during the property analysis rather than an optimistic one.
Yes. You set a spend threshold — commonly $300 to $500 — and anything above it requires your written approval before work begins. Genuine emergencies affecting safety or habitability are handled immediately and reported to you the same day.
We follow a documented delinquency workflow: notice on the statutory date, direct contact, and payment plan where appropriate. If it reaches eviction, we manage the process end to end with counsel and keep you updated at every step.
No. After the initial term you can end the agreement with 30 days' written notice. We return every document, key, and deposit in good order — no exit penalty and no held records.
